We have a lot of experience working with new construction projects, and we’d like to put that experience to work for you.
Perhaps you’re a buyer searching for an appropriate building site where you will eventually build your custom dream home. Maybe you’re interested in buying a just-completed “spec” home directly from a builder. Or maybe you want assistance in thinking through the advantages and disadvantages of buying a modular home.
Whatever the situation, we have helped lots of buyers with new-home construction and we have the knowledge, resources and contacts that will help make your process a good one.
Currently, we are representing two new subdivisions that both go the extra mile in green building practices. The first is T. H. Lovdal’s Blackburn Woods, Athens’ newest “neighborhood-sized” subdivision. Blackburn Woods features a quiet, “away-from-it-all” location that includes city services and easy access to downtown Athens and Ohio University, with both new homes and vacant lots currently available. The second is Verity Village, a small, deliberately-scaled development that offers the advantages of a condominium community AND the enjoyment of your own detached, single-family home. Common areas include wide walkways, low-maintenance landscaping, and plans for vegetable gardens and water features. Just a short bike ride down to Eclipse Company Town and the bike path, this subdivision offers options that are easy on the wallet and the environment.

The real estate market in our area is characterized by stability—families who have lived and worked in southeast Ohio for generations—and transience. As home to Ohio University, the area’s single largest employer, Athens experiences a fairly significant turnover in the housing market as OU employees move to and from our area.
Staff and agents at the Athens Real Estate Company are specifically trained to work with folks who are relocating to and from southeast Ohio. If you are a buyer who is considering a move to our area, you’ll want to work with an agent who has a deep and abiding knowledge of our local real estate market. Also, because ours is a technologically-savvy office, agents here are practiced experts at working with buyers “long distance.”
We also partner regularly with national relocation companies and understand the special intricacies that often characterize the “triangulation” of buyer, seller and relocation companies.
So whether you are a new in-coming faculty member at Ohio University who wants an introductory driving tour of our towns and neighborhoods, or an outgoing professional who needs help working with a specific relocation company, we can help you. Just give us a call or drop us an email and we’ll assist you right away!

We are one of the few real estate companies in the area to offer complete real estate auction services, and John “Pat” Sheridan is probably the best known auctioneer in the Athens’ and surrounding area.
Real estate auctions aren’t for everyone. But if you are considering the sale of your property, a certified auction may be the most effective method of getting your property SOLD! Any property may benefit from an auction, but we have learned that certain situations seem to lend themselves ideally to the auction process:
- Executors administering estates
- Attorneys /Fiduciaries of trusts
- Owners of distressed properties
- Homeowners facing foreclosure
- Bank-owned (REO) real estate
- Farmers owning large land tracts
- Sellers needing a quick sale
If you are someone you know fits one or more these scenarios, a public auction may be the best way to “move” your property. Call Pat today to discuss your options. Your property sale may be less than 30-days away. And if you are a buyer, check our listings regularly for properties that are coming up for public auction!

Unfortunately, foreclosures are a fact of life.
At The Athens Real Estate Company, we work actively with sellers who are facing potential foreclosure. We are not attorneys, and we are not bankers, but we are experienced in working cooperatively with both banks and attorneys to help sellers market and sell their homes before they end up at a public sheriff’s auction. Sometimes a property can be liquidated quickly and we are able to help our clients avoid foreclosure—a “win-win” solution for everyone.
Working to avoid foreclosure is not an easy process and we cannot guarantee results. But what we can promise is to seek to understand your situation, help you develop a plan, and put that plan into action.
Another fact of life is that buyers can often benefit from foreclosure situations by purchasing properties at below-market prices. If you are a homebuyer or an investor who wants to learn more about that process, our company subscribes to the nation’s most trafficked real estate foreclosure-tracking website and we can make the information available there to qualified clients. We are also a HUD-certified brokerage, which means that we are licensed to help our clients purchase homes that have foreclosed on by the FHA.
So whether you are a homeowner facing foreclosure or a buyer looking for a good deal, we are able and willing to assist you. Please just give us a call!

In the Fall of 2008 we transitioned into our new offices at 540 West Union. Designed by Don Dispenza of the local firm Panich + Noel, and built by noted contractor Tom Lovdal of T.H. Lovdal & Co, our building is truly a celebration of form and function. With its striking wedge-shaped profile, the building capitalizes on views of the Hocking River and White’s Mill.
As a counterpoint to the steel and glass façade, interior spaces evoke a more residential ambience, with lots of plants, art, natural woods, comfortable furniture, and the like. Our real estate company also shares space with Catalyst Café, a locally-owned coffee shop specializing in locally-produced foods and fair trade coffee.
Our commitment to sustainable building practices led us to seek LEED’s certification, a process that we are now undertaking. Both the construction process and the final product embody many “green” building principles, including sustainably-sourced materials, super insulated shell, southern exposure, high-efficiency HVAC system, and more.
Finally, we work with local artists and artisans to integrate art, craft and beauty into our spaces. Currently we are featuring the work of Aaron Smith, a painter from Nelsonville, whose work is integrated throughout both offices and public spaces in our building.
